  2. Watch the competition in your neighborhood : You will have more buyers attracted to your home if your house is the only renovated house in your neighborhood for sale then you may expect more offers with higher price.

    When there is a showing :

    When there are multiple offers usually there are no conditions and your realtor may take different strategies to get the highest price.
    Being realistic, there may not be any bidding war for some home sellers. When there is only one offer, you probably expect to see the below two conditions in an offer:
  1. Conditional Upon Finance : Allows buyers to confirm their mortgage qualifications with their financial institution.
  2. Conditional Upon Inspection : Allows buyers to hire a home inspector and go through the home during 2-3 hours.
    There are much more to negotiate on such as price, closing date, possession date, appliances, deposit (normally 5% of the total price paid within 24 hours of the offer being accepted) and so on.
    After an offer is accepted and before the new buyer takes possession you will need to arrange for:
  1. Utility companies : about your moving date
  2. The city : to avoid paying property taxes
  3. Insurance company : to confirm that the sale closing date
    A few days before closing you will have to visit your lawyer and finish the paperwork. After that the transferring of your home is complete, you will receive the money from your lawyer
